Located in a prominent position opposite the iconic No1 Croydon, feasibility and design studies for the Stephenson & Knollys House buildings were commissioned by UBS Global Asset Management to rejuvenate this dated, low impact corner of East Croydon.
 
 
 

An exploration of new façade treatments and the potential to increase the buildings’ nett lettable areas was undertaken, by extending existing floor plates and the potential addition of a new top floor architectural feature - providing shared Meeting Rooms facilities, a multi-purpose exhibition space and outdoor roof space.

 
 

With a proactive approach and comprehensive co-ordination, we provided fast tracked solutions to accommodate a high level of change throughout the delivery process without compromise to our Client’s critical Handover date. The project was delivered with smooth implementation of the design, on-time and within budget.

Amidst the large scale commercial development and regeneration of the area, not witnessed since the 1960’s, it was important to upgrade the quality of these buildings to retain existing Tenants and to attract new. This included improvement of all office accommodation (including the upgrade to M&E services whilst in use), new extended reception spaces and amenities (such as cycle stores and welfare areas) and surrounding public realm spaces to improve the buildings’ visibility and identity along the streetscape and key approaches.

Proposals were also made for the introduction of well-designed Serviced Offices to the smaller annex buildings, where at the time, only a poor handful of competitors existed. The opportunity to capture the growing SME workforce and be a part of this coworking movement was perfect for this rapidly changing catchment area.
